Mission

Cornerstone Flex acquires and develops small format flex industrial properties across high growth secondary and tertiary markets, delivering institutional quality management to a segment historically owned and operated by undercapitalized local landlords.

Investment philosophy

We target markets with structural supply deficits in small bay product, strong local business formation, and limited institutional competition. Returns are built through operations and disciplined rent management rather than assumed cap rate compression, and the firm underwrites the market before it underwrites the building.

Matthew Lang

Founder and Managing Partner

Matthew founded Cornerstone Flex to bring self storage grade operating discipline to small format flex industrial. He previously scaled Snapbox Self Storage to more than $1 billion in AUM across over 3 million square feet before the company merged into Go Store It in 2024.

Following the merger, Matthew became President of Go Store It, overseeing a portfolio of approximately $3 billion in AUM and 10 million square feet. From 2024 to 2026 he launched and grew the company's third party management division, adding more than 2 million square feet of managed assets.

His career began in industrial brokerage at Colliers International, where he worked directly with the tenant base that occupies flex product today.

Leasing, pricing, and collections are run in house on standardized systems, not delegated and audited after the fact.

Direct tenant relationships

The tenant deals with the owner. Renewals, expansions, and problems get resolved without an intermediary.

Partners see the same asset level operating detail we use to make decisions, on a fixed cadence.
